The Baldwin City Council unanimously approved a variance request for the Highland Point Subdivision at a meeting Monday night.

Steve Parks, Sterling Parks LLLP, developers of the subdivision, asked for the variance to allow homes with 1,250 square feet of heated space.
The variance was approved to change the square footage from 1,400 square feet of heated space to $1,250 square feet.
Parks said he doesn’t build the houses but he has talked with some of the builders and they feel this change will help them market the houses. Parks said the smaller houses might help the builders attract homeowners who are retirement age and looking for a smaller house.
Parks also said: “We hope the homeowners already in the development will see some benefits if we can get some activity out there. There are currently 17 houses in Highland Point with 10 to 12 families currently living there.”
